AM MANAGEMENT

We are proud to provide quality housing to the Iowa City and surrounding areas for over 20 years.

We offer professional property management services, with a focus on keeping our properties in a "like-new" condition. Many of our properties are less than five years old and offer nice amenities in addition to providing a safe and secure environment. We offer a wide variety of rental types, from efficiency size one bedrooms to large 3 bedrooms to upscale manufactured homes.

REAL ESTATE DEVELOPMENT

Saddlebrook, a 420-acre planned residential community, broke ground in the mid-1990's and boasts many unique amenities. There is a 4,000 square foot clubhouse with a fitness center, media room, kitchen and great room for residents to enjoy in addition to walking trails, a fishing pond, and a playground area for children. Saddlebrook offers a wide variety of housing types, including condominiums, townhomes, apartments, duplex-style condos and single family homes.

We develop homes and communities in convenient areas and are able to meet the needs of almost everyone, due to the diversity of products we have to offer. This growth can be attributed to the vision of our employees who believe in offering a high quality product at a fair price.

FAQs

Does everyone that is wanting to live in a unit have to fill out an application?

Yes. Anyone 18 yrs of age and older, living in the unit, will need to complete an application.
Is there an application fee?

Yes. There is a $50 non-refundable application fee per person.
How long are the leases?

Standard leases are 12 months. Short term leases are available at select locations.
Is subleasing allowed?

Yes. If you choose to sublet your unit, you will be responsible for finding a new tenant(s). They must complete an application and be approved by management prior to move in. There is also a sublet fee of $100 for administrative fees.
How much is the security deposit and when is it due?

The security deposit is typically the same amount as rent unless there is a monthly promotion. The deposit is due at the time you sign your lease.
When is rent due? When is it considered late?

There is a late fee if rent is received after the 5th of the month.
Rent is due on the 1st of each month. It is not considered late until after the 5th of the month.
Who do I write my check or money order to?

All checks and money orders must be written to the complex you live in.
Example: Sycamore Apartments, Overlook Apartments.
How do I pay?

Payments are accepted through the online portal. Automatic payments may be set up through the portal.
Rent may also be paid by check, cash, or money order in the office,in the drop box in front of the office, or at select properties.
When is my first rent payment due?

The first rent payment is due the day you will move into the unit, unless specified by management.
Are pets allowed in the apartments?

Pets are allowed at some locations. Please view the availability page for locations that allow pets.
There is a $300 non-refundable pet fee, as well as an additional $35/month to have a pet(s) in your unit. The monthly fee is for the unit as a whole, and not per pet. There is a maximum of 3 pets allowed per unit and there are breed restrictions
